How to Prepare Your Twin Cities Home for Cooler Weather | Counselor Realty

As you enjoy the last days of warm weather, it's easy to procrastinate about winterizing the house. However, that could be an expensive mistake as winter repairs are often costly. Whether adding your house to the Alexandria or Arden Hills homes for sale or moving into a new home, the time is now. Here is a simple guide for the five most critical areas to address when preparing your home for winter weather.

  • Insulation and Weatherproofing
Windows, doors, and foundations often develop small gaps that allow heat to escape. Sealing them will make the house more comfortable and save you money. But don't stop there. Consider upgrading insulation in attics, walls, and basements. Several options include radiant barriers, stone wool, fiberglass batts, blown-in cellulose, rigid board, and spray foam. Most home improvement stores offer consultations to help you decide your best option.

  • Heating System Maintenance
Many HVAC companies offer discounts before the season changes. Take advantage of them by scheduling annual maintenance early. They will clean the unit, inspect for wear and storm damage, change filters, and ensure your system operates at peak efficiency. If you have a fireplace, it should be cleaned and inspected annually, too. Oil or wood-burning fireplaces that see a lot of use should be cleaned twice a year.

  • Pipe Protection
Frozen water pipes can burst and lead to expensive repairs. To prevent this, insulate any exposed pipes. Areas like basements and attics, which aren't heated, are particularly vulnerable to freezing temperatures. You can apply insulation sleeves or wraps yourself, which is relatively inexpensive, or hire a professional to do it. Keep your home's heat on even when you're away, and open cabinet doors to let warm air reach the pipes. Applying heat tape to the pipes can also help maintain a consistent temperature. Another precaution is to let a small stream of warm water run through your pipes, as moving water is less likely to freeze.

  • Roof and Gutter Care
Inspect the roof for loose or missing shingles and make repairs as necessary. Ensure gutters and drain spouts are clean and completely free of leaves and debris. Leaks created by water backups and ice dams can wreak havoc on your home. Many homeowners find that gutter guards are a worthwhile investment to prevent debris buildup and simplify home maintenance.

  • Exterior Readiness
Prepare the outside of your home for winter weather. Store outdoor furniture, garden tools, and equipment to protect them from snow and ice. Drain the water from any outdoor spigots to prevent freezing and bursting. Correct any damage or cracks to exterior steps and walkways to avoid slips on falls when covered with ice. Stock up on salt and sand to treat iced driveways and walkways. If you have a snowblower, ensure sufficient fuel and that it is in proper working condition.

Whether you are considering buying or selling a home during the Minnesota winter, you will find attention to these details critical to the house's condition. Call today for additional advice and guidance toward a smooth, worry-free transaction.
