Timing Home Updates Before Listing Your Twin Cities Home | Counselor Realty

Are you getting ready to update your home for sale and don't know where to begin? You want to get a good price for the house, but not without a substantial return on your investment. Many of your decisions should be driven by when you plan to sell. Here are a few pointers to help you determine actions you should or should not take.

  • Listing Now
    It's too late to make major changes to the structure and recover your costs, so stick to cosmetic changes that will make the place sparkle. A fresh coat of paint and shiny floors will boost the visual appeal. New hardware and fixtures are inexpensive upgrades that will take years off the home's appearance. You can dress up the photographs for the listing by adding pops of color through new towels, throw pillows, bedspreads, and area rugs. And the great thing about them is that you will take them to your new home! Consider a professional cleaning service to do a deep cleansing. The cleaner the home, the more attractive the listing!

  • 1 to 2 Years Until Listing
    Consider a home inspection to determine whether major repairs must be made before selling. This is not a common step, but one that many sellers find helpful. It provides the opportunity to shop for the best price and finance the work. Some upgrades, such as a newly repaired or replaced HVAC unit, may pay for themselves in one to two years of lower energy costs. If you're planning to renovate the kitchen or bathroom, now is the best time to do it. If you know you are selling, consider used or less than top-of-the-line appliances to minimize the cost of upgrading. 

  • Selling in Five Years
    If your home needs major repairs, this is the time to take care of them. In the next five years, unaddressed issues will only get worse and more expensive to resolve. Most major upgrades will last many years and will still be in good condition when you are ready to sell. In the meantime, you will be able to benefit from the renovations. A new roof will last a minimum of 25 years. A new furnace will last at least 20 years. This may also be a good time to turn your attention to the landscaping. Trees and shrubbery grow more attractive as they mature, promising exceptional curb appeal in the future. Keep up with small repairs so they don't become expensive problems later.
